Kingswood is a prestigious and secluded area of natural beauty. It is one of the most desirable places to live on the Surrey Downs, with its undulating countryside, winding private and leafy lanes with substantial homes and gardens. Most homes are within a few minutes’ walk of Kingswood station providing commuter access to London Victoria, London Bridge and East Croydon. Both London Heathrow and London Gatwick airports are easily accessed by road via the M25 which is a 5 minute drive away.

Our Village
Kingswood Village offers local shopping, restaurants, The Waterhouse Cafe and the Kingswood Arms gastro-pub. For diverse shopping and supermarkets, Reigate, Epsom, Dorking and Banstead Village are all within a few minutes' drive and the nearby A217 provides an arterial route to London and within a few minutes, the M25 motorway at Reigate Hill (J8) giving swift access to Heathrow and Gatwick Airports in some 45 and 25 minutes respectively.

History
The history of Kingswood Warren can be traced back to the Domesday Book. The grounds were acquired by Thomas St Leger Alcock in 1835 and over the years the mansion was also the home of Henry Orme Bonsor MP and Joseph Rank, who had founded the milling empire bearing his name.

Archaeological finds in Lower Kingswood have revealed that early Stone Age man was active in our area as long as 350,000 years ago.

Activities
Excellent sport and leisure facilities are also available in the local area such as the Kingswood Tennis Club and riding schools and stables. Kingswood backs onto the Kingswood Golf Club and The Surrey Downs Golf Club. Both provide a stunning venue for weddings and conferences and have their own bars and restaurants. Afternoon tea is a must.

Kingswood offers some of the most beautiful countryside walks which are enjoyed by all but especially dog walkers, horse riders and keep fit enthusiasts.

Schools
Some of Surrey's finest schools are available locally including Epsom College, City of London Freemans, Reigate Grammar, Chinthurst, St. John’s College, Banstead Prep and Aberdour Preparatory School. Other schools including Whitgift and Ardingly College in West Sussex operate a bus service in the area.
